Hello, Thanks for visiting my website.  My goal for this site is to offer a source  of information for my Home Inspection clients.  I hope to answer your questions, What is a home inspection?  Do I need an  inspection before I buy or sell or rent my home?  What areas of a home is or is not inspected?  Do you do home inspections in my town, and what does it cost?

All these questions are answered here and more.   My goal is to keep the information brief and to the point.  A Home Inspection might be one of those big decisions in life, Is my new home a "Money Pit", or is it my "Dream Home".  Only your inspector knows for sure.

He is a Nice doggy

I did a home inspection in Cheyenne Wells earlier this week.  The home owner asks me, " You wont need to get in the back yard will you?"  The back yard includes a big part of the house, landscaping, the unattached garage and a dog.

Web Site is up

Finally I have the  home inspection Web Site up and running, have sent invitations to the opening and we wait.

During a Wray Colorado Home Inspection I was surprised to find a number of shingle tabs that were dusty.  Further investigation revealed that the day before the inspection the home owner had cut off damaged shingle tabs and replaced them with some from storage, fastened with a dab of caulking, "now" the roof needs repaired.

A home inspection in this Sidney, Nebraska home revealed a kitchen sink drain that had been leaking for a long time.  This photo is from the basement looking up.  Do you suppose no body noticed?  Some of the wood structure is nearly rotted away.

This Sidney, Nebraska home has a unique bathroom vent. It vents through the roof as it should but there are no louvers, no fan, just a hole.  A home inspection report might read, when the wind blows the bathroom door slams shut.

When I walked the attic during the home inspection in this Sidney, Nebraska home I found the kitchen vent (pictured) and two bathroom vent fans pumping water vapor into attic.

This Sidney Nebraska home inspection reveled a hot water heater draft hood that was loose and to one side creating a carbon monoxide danger to residents.  Notice the build up of condensed exhaust deposit due to lack of proper draft.

This is the same Palisade, Nebraska home inspection where I found the shower pan.  The same home handyman installed a new breaker box, any safety issues here?  Just above the box in the floor joists you would find a number of  exposed wire connectors.  I wonder what might be hiding?

The home inspection in this Palisade, Nebraska home revealed a shower pan installation that was new from the top side, but lets look from the bottom.  The floor joist was cut without the normal reinforcement, the copper pipe is connected with flare nuts and the fitting in the bottom of the shower pan which has been "repaired" with expansion foam still leaks a lot.  Amateur workman ship?  Sell it, it looks new.

A home inspection on this Benkelman, Nebraska home found the electrical service cable laying on top of the rain gutter creating a real safety issue. Think, electricity, metal gutter, wet, contact with ground = hot water.  Please tell me that you had this fixed.
